Terms & Conditions

  1. Promoter

The promoter is Christies Residential Ltd, Fetcham (the “Agent”).

  1. Promotion Period

The promotion is open to vendors who instruct Christies Residential Ltd to market their property between 1st February and 4th April inclusive (the “Promotion Period”).

  1. Eligibility

Entry is open to property owners aged 18 or over who instruct Christies Residential Ltd to market their property during the Promotion Period. Only properties marketed under a signed agency agreement during the Promotion Period are eligible. Employees of Christies Residential Ltd and their immediate family members are excluded.

  1. Agency Agreement

All participating vendors must enter into a sole agency agreement with Christies Residential Ltd for a minimum period of 12 weeks. Multi-agency or joint-agency instructions do not qualify for entry into this promotion. The sole agency agreement will be subject to the Agent’s standard terms of business.

  1. How to Enter

Entry is automatic upon instruction during the Promotion Period. No separate application or fee is required to enter. Only one entry per instructed property is permitted.

  1. The Event & Prize Allocation

Eligible vendors will be invited to attend an in-office event on Saturday 4th April. Prizes will be allocated at random from sealed and identical envelopes or containers, which will be prepared and mixed prior to the event. All prizes will be revealed on the day of the event. Vendors unable to attend will remain eligible, and their prize will be allocated in their absence.

  1. Prizes

1st Prize: Sale of the property with no estate agency fee payable to Christies Residential Ltd, subject to Clause 9 below. 2nd Prize: £500 reduction applied to the estate agency fee. 3rd Prize: £250 reduction applied to the estate agency fee. All other entrants: An Easter hamper gift.

  1. Prize Conditions

All prizes apply only upon legal completion of the sale of the property through Christies Residential Ltd. For the avoidance of doubt, “estate agency fee” refers solely to the commission payable to Christies Residential Ltd under the agency agreement. “Fee-free” and fee reductions do not include third-party costs including but not limited to conveyancing, surveys, EPCs, mortgage fees, or removal costs. Any fee-free sale or fee reduction will be applied at completion and reflected on the final completion statement. Prizes have no cash alternative, are non-transferable and non-exchangeable. If a sale does not proceed to completion for any reason, no prize or fee reduction will apply.

  1. Third-Party Instructions

Where a vendor’s initial enquiry, valuation request or instruction is received via a third-party referral or comparison platform, a referral fee may be payable by the Agent to that third party.

In such circumstances, the first prize (“fee-free sale”) will be adjusted solely to reflect the actual third-party referral fee payable by the Agent in respect of that instruction. The amount payable by the vendor under this clause will not exceed 0.25% of the final sale price plus VAT, and no additional estate agency fee will be payable beyond this amount.

For the avoidance of doubt, this clause applies only where a referral fee is contractually payable by the Agent to the relevant third-party platform in respect of that specific instruction.

  1. Withdrawal or Termination

If a vendor withdraws from the sale or terminates the agency agreement before the end of the 12-week sole agency period, the prize will be forfeited. For the avoidance of doubt, any withdrawal or termination fees as set out in the Agent’s standard terms of business remain payable where applicable. The Agent reserves the right to withdraw or amend the promotion in the event of circumstances beyond its reasonable control.

  1. Publicity

Winners may be invited to participate in reasonable publicity, including photography or social media content. Participation is optional and subject to written consent.

  1. Data Protection

Personal data will be used solely for the administration of this promotion and in accordance with the Agent’s privacy policy. Personal data will not be shared with third parties for marketing purposes without consent, except where required by law.

  1. General

The Agent’s decision regarding prize allocation is final. This promotion operates in conjunction with, and does not replace, the Agent’s standard terms of business. The Agent reserves the right to substitute any non-monetary prize with an alternative of equal or greater value where circumstances beyond its reasonable control make this necessary. The promotion is governed by English law, and entrants submit to the jurisdiction of the English courts. These Terms & Conditions are available on request and at the Agent’s office.
