Tenants Information

We act as agents for the landlord, although we also recognise our obligations towards applicants and tenants and we aim to provide a smooth process for both parties.

We are happy to assist with all elements of your search for a suitable new home and will provide you with full information every step of the way, starting with the following notes which explain some of the initial stages in applying to rent a property.   We are also available to discuss the process, so please feel free to call us if you have any questions.

All prospective tenants will be required to complete an application form with a third party credit reference agency, providing details of income, references, identification, current address and proof of your Right To Rent, together with a holding deposit equivalent to one weeks rent to secure the property while references are taken up, full details of which are provided in the  Tenant Fees Schedule.  Please note all lettings are subject to satisfactory references and credit checks being received and approved by the landlord.

We normally supply a third party tenancy agreement via an online platform that is up to date and meets all current legislation and is signed digitally by both parties and this can be tailored to meet the requirements of an individual tenancy.  The tenancy agreement will be fair and you will, if you so wish, have the opportunity to study this and show it to your legal representative before signing.

Prior to signing the tenancy agreement you will be required to pay the first months rent less the holding deposit, plus a security deposit usually equivalent to five weeks rent full details of which is provided in the Tenant Fees Schedule, which will be lodged in one of the Government approved deposit schemes.  If we are managing the property the deposit is paid into the Deposit Protection Scheme (DPS) custodial scheme under our registration.

An inventory and condition report will normally be provided via an independent inventory company who will also carry out a formal check-in with you at the commencement of the tenancy when they will read the meters and hand over the keys.

It will be your responsibility to insure your contents and personal belongings and we would strongly advise you to add on accidental damage to the landlord’s contents.  The landlord will be responsible for insuring the property and the landlord’s contents, fixtures and fittings.

The tenant will normally be responsible for all utilities including council tax, water and sewerage charges, gas, electricity and communications and will also be responsible for notifying the utilities upon the commencement and termination of the tenancy.

The rent will normally be payable monthly in advance and you will be required to set up a standing order to pay the rent to the landlord or agent as stated in the tenancy agreement.

If we are instructed to manage the property on behalf of the landlord we will carry out quarterly property inspections by arrangement with yourselves.

At the termination of the tenancy it is your responsibility to agree the date and time for the check-out, which will be carried out where possible by the same independent third party inventory company that performed the check-in. Prior to the check-out you need to ensure that you have packed and removed all your belongings and the property is clean to a level in accordance with the inventory check-in, including carpets, curtains, paintwork, cupboards and appliances inside and out paying particular attention to the oven and hob.  Please note that you will not be allowed back into the property once the check-out has been officially carried out and the inventory clerk has collected all of your keys.  Please note that the landlord has the right to employed outside contractors to correct any cleaning or other dilapidations that are identified, the cost of which maybe deductible from your deposit.
